Sellers often ask, “should I remodel my home or just sell it as-is?” What they are really asking is whether or not remodeling a home will maximize their value. At The Legacy Real Estate Co. we will walk through the property to determine, based on resources and timeframe, whether a Seller should sell in the following ways:
As‐Is – Make no repairs. These are typically "fixer" properties. Often investors are Buyers of “as-is” sales because financing may not be an option due to the condition. Properties can often go on the market right way and can sell very quickly but often at a discounted price.
Move‐In Ready – Make minor repairs. The seller typically addresses health and safety items and ensures the Buyer would need to do very little work upon move-in. Prepping the property usually takes a few weeks before putting it on the market.
Fully Rehabbed – Remodel the home with new higher end finishes. Completely remodeling a property often takes weeks to months depending on the extent of repairs, necessary permits and custom finishes. Completely remodeled homes usually sell for top dollar.
With the ability to envision design elements and the knowledge of actual repair costs, we will educate Sellers on the repairs that will and will not maximize their profit. Over the years we have built a strong book of industry professionals from handymen to contractors and all vendors in between, making the legwork for Sellers to find quality vendors a little less strenuous.
